If you’re involved in real estate, either as a buyer, seller, or investor, learning about common items found during inspections and how to use them for negotiation is especially valuable. When an inspection reveals issues like structural problems, roof damage, plumbing issues, or electrical hazards, you can use these findings to avoid overpaying for a property. It’s an essential skill that pays off in the long run, especially if you’re negotiating real estate. Greg is also a REALTOR.

Greg Prado has been a Certified ICC Combination Inspector since 2003. He has completed over 11000 inspections according to the State of California codes and regulations. Greg completes field inspections of industrial, commercial, and residential buildings to ensure compliance with city, county, state, and federal agencies. He successfully develops alliances and strategic partnerships to promote relationship management. He also advises property owners on matters relevant to the building and occupancies and prepares estimates of repairs per client’s request.

- Old plumbing piping, supply water and drainage pipings
- Roof, Attic
- Raised Foundations, Slab foundations
- Water heater: Age and safety items. Smoke alarms, CO2 monitors in the proper place
- Furnace on Recall list. (Consolidated)
